Adobe house renovation
Prologue:
In the summer of 2014, I thought a big
one and bought an adornment (somewhere, we had to start "nesting"
J). Soon I managed to sell the weekend house, which proved to be a
total deadlock. (It was too small and in a very bad place, its value
is not preserved and thanks to the new land law, it will slowly
become unbeatable with the rest of the cottage on the outskirts).
Fortunately, the weekend house was declared by the local government,
so I managed to sell it more quickly to the customer's delight.
I
was able to buy the house very cheaply, and I signed up very well,
even the Tax Office people came out because half the local land
prices did not reach the purchase price. When they appreciated their
value, they understood why there was so much price ... They would say
a single sentence to them: "The outbuilding, whose door and
window we think is not representing value" …
Let's
see the benefits and disadvantages:
Preference:
- It is located in an area easily accessible
- It was cheap
- The roof is new
- Large: net120m2
- Partition reinforcement and precipitation drainage works have been carried out at the time of reception in the area, which has since been completed
- The neighboring street was cemented (value-added)
- The semi-collapsed house in the neighborhood was demolished by the local government (value-added - aesthetically)
- I did not have to go into debt for 20 years, I took only half a million for 3 years (I paid so much for the weekend house).
"Since I can not do the roof and the pavement is not good, it has been a great advantage to me that the roof is new.
- There is minimal landing compared to the area (only 2.5-3 meters on 100m)
- The chimney is new.
Disadvantages:
- A 10kV cable goes to the edge of the plot (this is true of half the settlement)
- Inside is in very poor condition (no water pipes, no electrical wiring or heating is in the house - what may have been knocked over the years) - partially replaced
- In this part of the settlement there is a construction restriction above the altitude of 4.5 meters (rural family home)
- In 2003 the loess wall started in the area, which is why many people are afraid to buy here. Since then they have strengthened the neighborhood. Here did not start the loess wall (less dropping)
- There is something to improve on the walls (almost everywhere)
- The doors and windows were disastrous, there was a window that could not be closed, not to mention the door opening on the wall ... (swapped, walled)
- There is no ordinary basis - If it has been since 1940, it still remains ...
- Curves are the beams of the ceiling
- The outbuildings are totally dead, but at least
- There is no normal carriage. - it has already been cemented
- Plants have run around the house in many places (removed since then)
- Electricity hours at the bottom of the plot, people in the house had to be eliminated by the previous owner (they could not have been there, but there was no one here when they had been decommissioned) - new cable laid.
- Water pipe remnants are thousands of years old, I do not want to ... (replaced)
- There is a lot of work, but at least I do not strive for the bank, but myself.
- The fence is incomplete
